Investigate conditions at the proposed site, conduct a feasibility study, and examine relevant laws and regulations.
Develop a concept design that visualizes the client's needs.
Verify the design’s direction, to assure that no technical or technological problems will arise in the future.
Get engineering back-up for the design, and develop a schematic that factors in any legal constraints and client requests.
Confirm that the design reflects all client requests and causes no system conflicts. Set rough parameters to control construction cost.
Based on architectural and engineering studies of the design development to this point, work up design detail, and complete all drawings and specifications as contract documents. These documents shall have enough information to enable accurate estimates and to generate the contracts and construction work for contractors.
Conduct a separate review of the overall design from the standpoint of construction cost and workability.
Support clients in concluding contracts with contractors. Act from the client’s point of view.
Confirm that the contractor accurately understands the intent of the design, determine whether there are any problems regarding quality control, and instruct the contractor to make whatever corrections may be necessary.
Provide a facility management service (consulting regarding maintenance and renovations, and advice to reduce LCC).

Respond to any client requests for renovation or expansion.
